Changes made in March are reflected here. There are quite a few things still being “finessed,” but most people wouldn’t notice the areas being modified.
Aerial view approaching from the North. You can see the Pickleball court located in the parking court of the upper lot (in light green/blue)
Aerial view from the ravine looking at the Main House, on the lower lot. The Primary bedroom is on the right. The south facing deck was made deeper to create a continuous line facing the pool and extend past the roofline. This allowed changes to the grade at the reflecting pool since fire-fighters no longer needed to walk around the reflecting pool to reach the primary bedroom.
Main house from the driveway. The guest casita is on the right and cantilevers out over the ravine. The detached garage is on the left. The garage door is vertical slats, concealing that the doors hinge outward rather than a conventional overhead door.
A view from the ravine looking up at the main house entry and guest casita.
A view from the hillside on the west side of the driveway looking at the main house entry and guest casita. The roof of the garage is in the foreground,.
A view from the guest house on the upper lot. The viewer is standing on the deck of the west bedroom looking towards the southwest at the main house, The "music" pavilion is the small building on the upper terrace of the main house.
View from the terrace of the guest casita of the main house, looking across the swimming pool at the primary bedroom. The pool and pool deck are 24" below the main floor level in order to allow deck furniture to not obscure views of the city and ocean. The upper lot (guest house) is hardly visible. However, the existing house at the top of the hill is prominent.
View from the kitchen of the main house looking southeast. By positioning the pool deck 24" below the floor level, furniture does not obscure the views of the hills, city and ocean.
View from the shallow reflecting pool looking looking at the guest casita and the ravine side of the swimming pool.
View from the ravine looking up. The main house is on the left and the guest house on the right.
Aerial view from the ravine. The main house is in the foreground and shows the position of the music pavilion between the properties. The two colors of the water denote the swimming pool (deep) on the left and the reflecting pool (shallow) on the right.
The guest house (upper lot) is angled to look directly at downtown Los Angeles and not at the main house. This creates a sense of informality while enhancing privacy.
Aerial view over the main house looking at the guest house. The pool swimming pool is on the right with a water feature on the bedroom wall. A walkway separates the hot tub portion from the swimming area.
Approaching the steps of the guest house from the parking court (pickleball). The swimming pool's water feature is visible and enhances privacy.
View from the ravine looking at the guest house pool and great room.
Guest house from the walkway of the music pavilion. The two bedrooms are on the right. The great room on the left and the pool, pool deck, and water feature is between them. The front door is to the left of the water feature (past the great room).
View of the guest house hot tub, pool, and deck. The great room is on the left and bedroom 1 is visible on the right.
The north side of the guest house from the upper driveway. The retaining walls will be modified as well as the windows and wood wall of the hallways on the left.
Aerial view of guest house garage, parking court, and entry area.
The north wall of the guest house is going through a redesign. The clerestory windows in the wood wall of the hallway are not properly sized. The wood wall is not properly rendered. The views are south and west. This area is purposely opaque to allow privacy from the neighbor's house (upslope), which looks directly at this area.
The east wall of the guest house's great room will be revised. The window in the middle of the wall will be reconsidered. The furniture arrangement isn't correct.
View from the bed of guest house bedroom. The tub area is open to the bedroom but can be closed off with a pocket, glass door. The door to the bathroom is shown closed but also pockets in the wall. Room lacks character from artwork and furniture.
View from the second-bedroom terrace of the guest house. The outdoor shower is concealed by the wall projecting into the terrace. This bedroom has one of the coolest views on the property.
View from the guest house tub. Both bedrooms have a similar layout.
